Canopy-mounted solar on parking structures
Carport Solar: What to Gather Before You Sell
Carport canopies add structural, drainage and parking-lot lease questions on top of the standard solar checklist.
Missing something? That's normal.
Legacy projects rarely have complete records. Everything you can find speeds up due diligence, but nothing on this list disqualifies a project. We work with what you have and retrieve the rest ourselves.

Project & Site Information
Basic details about your project's location, size, and production history.
- ●Project address and GPS coordinates
Exact site location for title, zoning, and interconnection verification.
- ●System size — DC kW and AC kW
We acquire projects 250 kW-DC and above. Please confirm both DC and AC nameplate ratings.
- ●Year installed / commissioned date
Establishes ITC eligibility period and remaining useful life of components.
- ●Historical production data (last 3–5 years)
Monthly or annual kWh output from monitoring system or utility bills. Critical for valuation.
- ●Utility account number and rate class
Identifies the applicable net metering tariff, time-of-use rates, and billing history.
- ●As-built / site layout drawings
The actual installed configuration — not just design drawings. Required for technical review.
- ●Aerial or site photographs
Recent photos of the array, inverters, racking, and overall site conditions.
- ●Parking structure / canopy engineering drawings
Structural drawings for the carport canopy — not just the solar array. Required to assess structural integrity and load capacity.
- ●Number of parking spaces and layout
Confirms site footprint and any ADA or zoning compliance requirements for covered parking.
Permitting & Regulatory Status
Active permit status is one of our primary acquisition risk areas. Many jurisdictions have abandonment clauses — systems inactive for 12+ months can have their permits revoked. We need to verify all permits are current.
- ●Operating permit / Permission to Operate (PTO) — current status⚠ Key item
The utility-issued PTO authorizing the system to energize and export power. Confirm it remains active and has no expiration or renewal conditions attached.
- ●Municipal building permit — final inspection sign-off⚠ Key item
Confirms the system passed AHJ inspection. Should show 'closed' or 'finaled' status — not just 'issued.' An open permit is a red flag.
- ●Electrical permit — final sign-off
Separate from the building permit in most jurisdictions. Confirm final inspection was completed.
- ●Special Use Permit or Conditional Use Permit — if applicable⚠ Key itemGround Mount
Required for many projects, particularly ground mounts. Confirm current status, any renewal deadlines, annual compliance conditions attached, and the specific abandonment clause language.
- ●Zoning variance or Board approval records
If a hearing was required, include meeting minutes, the approval resolution, and any conditions of approval.
- ●Decommissioning plan and financial surety bond⚠ Key itemGround Mount
Many municipalities require a bonded decommissioning plan as a condition of land use approval. This liability transfers with ownership — we need the bonding amount, bond holder, and renewal date.
- ●Abandonment clause language from local ordinance or permit⚠ Key item
Most municipalities define abandonment as 12 consecutive months without energy generation. Provide the specific clause language and confirm the project is not at risk of triggering it.
- ●Environmental permits — wetlands, stormwater, NJDEP, NYSDEC, MA DEP, etc.
Required if construction disturbed wetlands or triggered stormwater management review. Include any ongoing compliance conditions.
- ●Compliance certificates or periodic inspection reports
Annual or periodic inspections required by permit conditions. Include the most recent report.
- ●Structural building permit for carport canopy⚠ Key item
The canopy itself requires a separate structural permit in most jurisdictions — distinct from the electrical/solar permit.
Legal & Contracts
Agreements that define ownership, site rights, and ongoing obligations.
- ●Proof of ownership — title, bill of sale, or purchase agreement
Establishes clean title to the system. If ownership has changed hands, include all prior transfer documents.
- ●Interconnection agreement with utility
The signed agreement — separate from the PTO. Defines export limits, standby charges, and any upgrade obligations.
- ●Site lease or license agreement
The agreement granting rights to use the roof, land, or parking structure. We review term length, rent escalators, assignment rights, and default provisions.
- ●Power Purchase Agreement (PPA) — if applicable
Full PPA with rate, escalator, remaining term, and change-of-control / assignment provisions.
- ●Net metering agreement and credit history
The specific grandfathered tariff rate. Net metering rates vary significantly by state and vintage — this is a key value driver.
- ●Community solar / CDG subscriber agreements — if applicableNY
Subscriber list, contract terms, churn rate, and billing administrator contact.
- ●Easements, rights of way, or access agreements
Any third-party rights affecting the site, including ingress/egress easements.
- ●O&M service contracts
Current maintenance provider agreement — scope, pricing, and termination provisions.
- ●Prior sale or assignment agreements
If ownership has changed hands, include all prior transfer documents and any representations or warranties made at prior closings.
- ●SNDAs (Subordination, Non-Disturbance, and Attornment agreements)
Required if there is a mortgage on the host property. Confirms solar rights survive a foreclosure — often required by lenders.
- ●Parking lot lease or easement — if on third-party property
Carport structures often sit on leased lots. Confirm the lease covers the canopy structure, not just equipment access.
- ●Landlord consent to canopy construction
Written landlord consent should be on file if the structure was built on leased land.
Financial Records
Documentation of revenue, incentive enrollment, costs, and encumbrances.
- ●Recent utility bills or revenue statements (12–24 months)
Shows actual generation revenue, net metering credits, or PPA payments received.
- ●SREC / REC account credentials and registry enrollment
The PJM-GATS, NEPOOL-GIS, or other registry account where certificates are issued. Account transfer is required at closing.
- ●Incentive enrollment documentation
Enrollment letter, NJ State Certification Number, MA SMART Statement of Qualification, NY-Sun incentive agreement, or VT CPG — confirming program participation and remaining term.
- ●Historical SREC / REC sale records
Contracts, settlement statements, or brokerage records showing historical incentive revenue.
- ●Grandfathered incentive approval letters
Any legacy program enrollments (e.g., NJ SREC-I, CT ZREC/LREC) with confirmed grandfathered rates and remaining term.
- ●ITC documentation — even for 6+ year old systems⚠ Key item
We still want to see original ITC certification, basis documentation, and confirmation that the 5-year recapture period has closed. If tax equity was used, provide the partnership flip or lease pass-through documents.
- ●Outstanding loans, liens, or UCC-1 filings on the system
A lien search confirming whether any lender has a security interest in the equipment. Must be resolved or assumed at closing.
- ●Property tax assessment and solar tax treatment
Several states offer solar property tax exemptions. Confirm current treatment and any PILOT agreements with municipalities.
- ●Historical financial performance (P&L if available)
Revenue, O&M costs, insurance premiums, and any capital expenditures over the system's life.
Equipment & Technical
Component specifications, condition, warranties, and monitoring access.
- ●Equipment specifications — panel make, model, wattage
