Sound familiar?
- Managing a solar system was never the point — your business is the real estate
- Solar is complicating a property sale, refinance, or repositioning
- Looking to recapitalize the asset and pull capital out for the core real estate business
- Insurance is harder or more expensive because of the system on the roof
- Sustainability commitment from a prior era that no longer fits the strategy
- Property managers fielding solar issues that aren't in their scope
What you get
- Sell the building without the solar attached
- The system stops being a contingency in the sale, refinance or repositioning.
- Pull capital out of a non-core asset
- Cash for an asset that was never part of the real estate thesis.
- Insurance and liability off your roof
- Operations, maintenance, insurance and electrical liability all transfer to us.
How a sale works
Three steps. Nothing is binding until you sign our written offer.
Tell us which properties
Address and system size is enough to start. Leases, PPAs and interconnection agreements sharpen the number.
An LOI built around the real estate
We structure the site lease or roof license so the property transaction is not slowed down.
Close before, with or after the property deal
Whatever sequencing your sale or refinance needs. The LOI sets the timeline.
How we're different
We work across rooftop, ground-mount, and carport, and we're comfortable with portfolios where each property has a different story. We coordinate directly with your asset management, legal, and insurance teams so the solar stops being the thing slowing everything else down.
Questions Portfolio Owners ask us
If you own the equipment and pay a landowner for roof or ground space (a site lease): We would assume those payment obligations as part of the purchase.
If you own both the property and the solar equipment (no current site lease): We could structure a site lease as part of the transaction—where we pay you ongoing rent for the land/roof space. These payments would be part of the overall purchase price structure.
Many of our sellers need board approval, partner consensus, or other stakeholder buy-in. We're experienced in working with these situations and can provide materials, presentations, or attend meetings to help facilitate the decision-making process. Just let us know who needs to be involved.
In the meantime, put in the project and let's get the ball rolling. We can start the evaluation process while you work on internal approvals.
Yes. In some states, solar equipment is taxed separately from the property. We'll review the current tax treatment during due diligence and assume all tax obligations going forward. If there are outstanding tax liabilities, we'll address those as part of the closing process.
Let's see if we're a fit.
Put the project in and we'll tell you quickly whether it's something we can take on.
